Who do you think is more likely to negotiate, a business person or an individual who is emotionally tied to their possession? In the Daytona Beach area real estate market, home owners are reluctant to offer homes they purchased at $300,000 for 12-15% or more less. They may put their property on the market, but will not accept significantly less than they paid.
Now, on the other hand, consider the business person / builder / developer. They built a property for $240,000 that they would normally sell for $300,000. The home is located in a new development that has few homes occupied. The builder / developer is paying maintenance, interest and other expenses out of pocket.
Who do you think might be more motivated? Look at new homes as well as existing homes. You may be able to get a lot more home for the dollar. Builders are even accepting the buyer’s existing home as part of a swap.
