Daytona Beach Condos Monthly Sales Report Published

The report tells us the same thing that we’ve been seeing with overall residential property sale in Daytona Beach, Ormond Beach and Port Orange. The great majority of sales, are in the lower price ranges. 81.7% of all condo sales were under $400,000 in 2008.
Condo sales for 2008 were 19.5% of all residential property sales in Daytona Beach. The month to month number swing pretty wildly, but at 1 condo sold for every 4 homes, we are consistent with past year ratios.
There is a glut of condos on the market. As of this morning there are 1800 condos listed. That’s over a three year supply based on 2008 total sales. Needless to say, only those units that are priced ultra-competively are going to sell.
Man are there bargains, but you need an ace in the hole. You need an agent who is active in the market and selling. My 2008 sales were almost three times my 2007 sales.
