Selling Daytona Beach Real Estate - the 3 P’s
Selling your home in a buyers market requires that you get the basics right. You are competing in our market against 6600+ homes and condos in the Daytona Beach MLS plus FSBOs (For Sale By Owner). The basics mean that your home will make a good impression visually and economically.
Preparation
Picture yourself coming to see your house as a prospective buyer. You know as a buyer that you are in the driver’s seat and that you have lots of choices. Now as you approach the house, are you impressed? This is called curb appeal. When you get out of the car do you say, “Wow, this is nice,” or do you say, “Maybe it looks better on the inside.”
The point is that you get one chance at first impression. Make it a good one. Outside, keep the lawn cut, add some landscaping, even replace sod if necessary. You must get the buyer interested from the beginning.
Inside, paint, replace carpet, get rid of the clutter in the house and the garage. Replace fixtures in the bathrooms if necessary. Make it look as close to a new home model as possible. Go see some models and get the idea.
Pricing
It is always an individual decision, but price your house to sell if you really want to sell. What? If you must sell, or really want to sell, don’t float a price you would like to get, set a price that will be competitive.
When a home first comes on the market is when it will get the most attention. Homes priced to sell at the beginning have a much better chance of getting the highest price. Price reductions usually result in a lower selling price that good pricing to begin with.
As a Realtor/Broker I may be biased, but in the real estate market in the Daytona Beach area, you need professional help in setting the price. Demand solid research and analysis before setting the price. There should be a solid basis for what the real estate agent recommends.
Presentation
While your home is on the market, it is on the market 24 hours a day. People are searching the internet at all hours. The house must always be ready to show. I mean really ready:
- Clean
- Clutter Free
- Lawn Cut
- Stunning Landscaping
- Smelling Fresh
Even consider adding fresh flowers by the door.
When your agent calls to show your home, be ready. If you are not, in this market you may not get a second chance.
Follow the 3 P’s and you will have a better chance. These are the basics, but there are so many people that don’t follow them that you will be putting yourself ahead of much of the competition.
